Information for Tenants
We aim to make the process of renting with Timothy A Brown clear, fair, and straightforward. The information below explains how viewings, applications, referencing, deposits, and tenancy responsibilities work under the updated legislation.
Viewings
We will arrange viewings at a time convenient for you during office hours.
To book a viewing, you will be required to complete an initial tenancy application form and also provide:
- Your full name and address
- A mobile telephone number
- A daytime contact number.
This helps us confirm appointments quickly and keep you updated.
Applying for a Property
If you wish to rent a property, you will be asked to complete a confidential application form providing personal and financial details.
To process your application, we require:
- Proof of identity (passport or driving licence)
- Proof of address (recent utility bill or similar)
- Supporting documents such as payslips or employment details
References and identification are required for all applicants and occupiers aged 18 or over, as well as guarantors where applicable.
Holding Deposit
A holding deposit equivalent to one week’s rent is required to reserve the property. This can be paid by bank transfer.
The holding deposit may be withheld if:
- You withdraw from the tenancy
- You fail a Right-to-Rent check
- You provide false or misleading information

Before the Tenancy Begins
If your references are satisfactory, the following will be required no later than the day the tenancy agreement is signed:
1. First Month's Rent: Payable in cleared funds, minus the holding deposit already paid. Under the Renters' Rights Act, rent in advance is capped at one rent period (usually one month).
2. Security Deposit: A refundable security deposit equivalent to five weeks' rent. This covers damages or defaults during the tenancy. Your deposit will be protected through the Tenancy Deposit Scheme (TDS), a government-authorised scheme. Full details will be provided once registered.
3. Proof of Identity: All applicants must provide valid ID and proof of address.

Your Tenancy Under the Renters' Rights Act
From 1 May 2026, all new and existing assured tenancies become periodic, with no fixed terms. This means:
- Your tenancy rolls on month-to-month (or weekly if rent is paid weekly).
- You may end the tenancy by giving two months’ written notice, aligned to the end of a rent period.
- Landlords can no longer use Section 21 “no-fault” evictions.
- Any possession action must rely on the updated Section 8 grounds.
These changes are designed to give tenants greater security and clarity.
During Your Tenancy
Tenants are responsible for:
- Council Tax
- Gas, electricity, water, and other utilities
- Broadband/TV services where applicable
We strongly recommend that tenants:
- Insure their personal belongings
- Hold suitable cover for accidental damage to the landlord’s property (this helps protect your deposit)

Pets
Acceptance of pets is entirely at the landlord’s discretion, and not all properties will permit them. The Renters’ Rights Act also prevents blanket bans on pets, meaning requests must be considered reasonably.
Furnishings
Properties may be offered as:
- Unfurnished/Part-furnished – typically carpets, curtains, light fittings, and kitchen white goods
- Furnished – the above plus items such as sofas, chairs, and beds
- Fully furnished – includes furniture, kitchenware, and household items
